The Coves at Monticello is strategically located at the intersection of Thomas Jefferson Parkway (VA-53) and Lake Monticello Road (VA-618) both well-known arterials in the region. The exurban site offers residents attractive wooded surroundings and other natural amenities including proximity to Lake Monticello, while also having convenient access to retail and services nearby. Fluvanna County public schools are well-regarded in the region and residents will also have immediate access to a commuter bus service to Charlottesville.

This community will provide affordable housing for citizens in the region. The complex will include 124 garden-style apartments within a lager 62-AC master planned site comprised of single-family, townhomes, multifamily apartments, and some commercial spaces. The apartments will have their own pool, clubhouse, fitness center, and community room.

The Local is nestled in the beautiful Shenandoah Valley between the Blue Ridge and Allegheny Mountains in, yet only 75 miles West from Washington, D.C., and 25 miles South of Martinsburg, WV. Because of its proximity to a number of major metro areas, Winchester is an attractive home for commuters in the region where the cost of living is about 30% lower than similar suburbs in Northern Virginia.

The project will consist of 198 units in two, three and four-bedroom floorplans. Units will target the general population of the area including students attending nearby Shenandoah University. Shenandoah has an enrollment of 3,500, of which 1,000 students are housed on campus and many upperclassmen and graduate students live off campus. The property will also include a pool and a 2-story clubhouse with a fitness center, yoga/meditation room, entertaining space, and quiet work/study rooms. An outdoor courtyard connecting the parking deck to the building will provide a quiet respite for the community.
